This condominium unit has a queen-size bed that sleeps 2, a futon couch that converts to a bed for 2 more, and a futon chair that sleeps 1 or 2. The kitchen/bedroom/living-room are the one room. The closet and bathroom vanity sink are in a separate room. The toilet and shower are in a third room. The studio condo rents by the night, with a discount for rentals of a week or longer, plus a cleaning charge once per vacation. To reserve the studio, please complete this rental agreement by typing into the form below, print it out, and send it together with a cashier's check or money order (not a personal check) for the deposit amount. I/We, as Tenant, agree to rent the condominium studio unit at 7610 North Lake Blvd, "Tahoya Shores", Unit #11, Tahoe Vista, California, from the Owners (Stanley & Sonya Sokolow and  Elisabeth Tatum) under the following terms, which are mutually agreed by Owners and Tenant. This is a no-smoking, no-pets unit on the ground floor.

I agree to vacate on time, but if I fail to do so for any reason, I agree to pay a late charge of $40 plus additional rent at the nightly rate for each day or fraction of a day that I stay over with permission of Owner's agent. I also agree to pay $
(twice the nightly rent if reservation is for less than 30 days, otherwise 6 times the nightly rate) as a security deposit plus the cleaning fee deposit (see below), and that these deposits will be refunded less any costs for cleaning, repairs, or other expenses due to my fault. We can receive payment by credit card (within minutes) or EFT from a bank account (takes 4 days) online through PayPal.com .  If you want to use electronic transfer, send an email to us at overbyte@earthlink.net and ask for instructions. Upon receipt of your payment and agreement, property manager will send an e-mail message confirming the reservation and giving you instructions on obtaining the key.

I understand that I may cancel this reservation at any time up to 30 days before starting date and receive a full refund less a $35 cancellation fee. I agree that if I cancel with less than 30 days notice before the starting date, I will forfeit my security deposit or the rent for ONE (1) night, whichever is less, and receive a refund for the rest of my prepaid amounts. If I cancel less than 14 days in advance, I will forfeit my security deposit and receive a refund for the rest of my prepaid amounts. If Interstate Highway 80 is officially closed by the Highway Patrol between my home and the north-shore Lake Tahoe exits due to road conditions so that I can't reach the cabin, I will notify the Owner's Agent by telephone at the time my decision is made not to travel. Upon verification of the road closure by Owner's Agent, I will not be charged for that one night, but the remainder of the reserved time period will still be available to me at the agreed charge. This road-closure discount is available on a daily basis.

* I agree to leave the unit in as good condition as when I receive it, other than normal wear.  I will pay for any damages I cause. I will leave the place reasonably clean, but I understand that a professional cleaner will also clean the place after I move out with a charge from my deposit if I leave the place reasonably clean.   See published rate for cleaning fee.   If the place is left exceptionally messy, owner reserves the right to charge a reasonable extra cleaning fee.

The rent includes utilities, garbage removal, and access to the amenities provided by the condominium complex (spa when available, swimming pool, recreation room, beach, dock, etc.) when available. I will take reasonable care to conserve utilities. I will put my garbage in bags into the garbage dumpster when I vacate. I will take all of my food and garbage out of the unit when I vacate. I will park in designated areas. I will cooperate with snow removal operators and with resident manager.

I will follow the instructions for residents posted inside the unit and/or sent to me with my reservation confirmation. Sewer blockages caused by improper things being put down drains during my stay will be repaired at my expense.

I will return all keys as instructed by Owner's agent when I vacate. I agree not to bring a pet onto the property. I will in advance arrange with Owner if I intend to bring any guide dogs or service animals onto the property and will be responsible for any damage that my animal causes. My guests and I won't annoy the neighbors by making a nuisance. I agree that violating any of my promises could end my stay in the unit prematurely.

I agree for my own safety to test the smoke detectors when I move in, by pressing the test button momentarily. I'll replace the battery if a detector fails the test. I won't smoke inside the unit. I understand that Owner's insurance does not cover my belongings. I will promptly report any malfunctions of the unit to Owner's agent or to resident manager. I agree that if the unit is not available or habitable for any reason beyond the control of Owner or Owner's agent, my only remedy will be a refund.

I will follow the posted instructions for spa and pool use. Children will not use the spa or pool without the direct supervision of an adult. I will be sure that gates are closed and latched for child safety when I enter and leave the pool/spa area.

I UNDERSTAND AND AGREE THAT THE USE OF THE SPA AND POOL IS AT MY OWN RISK AND LIABILITY, AND I AGREE TO HOLD THE CONDOMINIUM ASSOCIATION, THE UNIT OWNER AND OWNER'S AGENT HARMLESS.

I agree to have fun and enjoy my stay here and to tell my friends how nice it was. :-)
